  • Touch Up Painting

    One of the biggest issues we see in the hundreds of short-term rentals we visit each week is the amount of scuffed and damaged walls. Dragging suitcases up stairs, hanging decorations, and moving furniture all lead to damaged walls that regular cleaning cant help. We will touch up these areas in a cost effective manner by patching damage, painting effected areas, and blending the finish. When done monthly, this will increase the overall feel of cleanliness and leave your guests with a 5-star experience.

  • Light Bulbs and Air Filters

    One of the most common items to be replaced in short-term rentals is light bulbs. Not only does a dark room make it hard for your guests to see, it also makes the home look smaller, and a little dingy. By changing lightbulbs every month we can avoid multiple dark areas and give your guests a better experience in the home.

    The leading cause of Air Conditioning issues is a dirty air filter. included in our monthly maintenance is the changing of these filters, to ensure your HVAC system is operating efficiently and effectively, and to save you the time and headache of remembering to do so. Additionally, by regularly changing these filters you will cut down on dust buildup throughout the home, leaving a cleaner property for your guests to enjoy.

  • Drain Cleaning

    Nothing is worse than sewer and drain problems. Large homes that host large groups tend to deal with constant sink and shower drains being clogged from hair. We will get in there monthly and clean them out, which not only means that you wont have to, but also keeps your guest from experience a sink or shower that won’t drain, or your cleaners from being unable to get the best possible result.

  • Batteries

    Short-term rental hosts and guests alike rely heavily on battery powered items. TV Remotes, accent lighting, and smoke detectors all rely on batteries to remain operational. We will change these out regularly to ensure that guests are never left with an inoperable appliance, and that they remain safe and undisturbed with fully powered smoke detectors.

  • Exterior Cleaning and Bugs

    A guests first impression will be not when they open the front door, but when they walk up to it. That being said, it is important to keep this area well maintained and free from dirt, spider webs, and other bug nests. We will be sure to “soft-wash” this area with chemicals formulated to remove this grime, without damaging the siding, walls, or paint. After cleaning, we will be sure thre defend your home against unwanted bugs by spraying a pest control barrier down near doors, windows, and vents. Additionally, we will use this same method to rinse off and treat any patios, decks, or rooftop areas to ensure your guest’s outdoor experience is just as good as their time spent inside.

  • "Nuts and Bolts"

    Toilet seats, bunk beds, cabinet hinges, and door handles. All of these things get beaten up by constant, high traffic use from short-term rental guests. A common issue we see is these items becoming loose, and when not tightened back up promptly, will break. This leads to higher costs in having to purchase new items, and unsatisfied guests having to deal with a loose toilet seat, a shaky top bunk, or a sketchy door handle.

We wanted to develop a proactive system that took care of the property, removed tasks from our host’s plate, and improved the guest experience. It is our belief that our Monthly Maintenance Program will not only benefit the experience of the guest and make the hosts life easier, but that it will also save money in the long run. By being attentive and proactive, you are able to avoid emergency visits from HVAC companies and plumber, costly bills from painters, having to replace furniture from broken legs caused by a loose screw, and avoid unhappy guests looking for a refund.

We are able to offer this service to most properties for $300 per month, and are currently offering discounts for year long commitments.

Proactive

All of the items that we cover in our monthly maintenance program are things that will end up needing to be addressed one way or another. Unfortunately, a majority of these issues are unknown to hosts until a guest makes a complaint about it. We aim to solve that issue by routinely addressing common problem areas on a recurring basis, ensuring that hosts are able to be proactive in accommodating guests, instead of reacting to complaints they make.

We believe that by joining our maintenance program, not only will hosts be able to provide a better, more consistent experience for guests, but that they will also save money in the long run. By regularly tightening bolts, changing filters and touch up painting, you can avoid large painting bills, having to buy a new toilet seat, or piece of furniture when a loose leg breaks. Additionally, having fresh AC filters avoids emergency calls to HVAc companies with unhappy, hot guests, or calling a plumber to unclog drains.
