Monthly Home Maintenance Tips for Short-Term Rentals: Keep Your Airbnb Clean and Comfortable!

Honeysuckle Home Services is excited to announce our Monthly Maintenance Program for short-term rental hosts and management companies. With a target start date of July 2023, we will be offering a monthly maintenance visit to address items such as Paint touch ups, drain cleaning, changing light bulbs, changing batteries, tightening screws and bolts, and changing air filters. These items are all things that need to be regularly addressed in short-term rentals, and we believe that by proactively taking care of these items, hosts can have more piece of mind that issues related to common maintenance issues can be avoided. This program creates a win-win where hosts have less to worry about, and guests have a better, more consistent experience.


Touch Up Painting

The biggest issue we see in the hundreds of short-term rentals we visit each week is the amount of scuffed and damaged walls. Dragging suitcases up stairs, hanging decorations, and moving furniture all lead to damaged walls that regular cleaning cant help. We will touch up these areas in a cost effective manner by patching damage, painting effected areas, and blending the finish. When done monthly, this will increase the overall feel of cleanliness and leave your guests with a 5-star experience.

Light Bulbs

One of the most common items to be replaced in short-term rentals is light bulbs. Not only does a dark room make it hard for your guests to see, it also makes the home look smaller, and a little dingy. By changing lightbulbs every month we can avoid multiple dark areas and give your guests a better experience in the home.

Drain Cleaning

Nothing is worse than sewer and drain problems. Large homes that host large groups tend to deal with constant sink and shower drains being clogged from hair. We will get in there monthly and clean them out, which not only means that you wont have to, but also keeps your guest from experience a sink or shower that won’t drain, or your cleaners from being unable to get the best possible result.

Batteries

Short-term rental hosts and guests alike rely heavily on battery powered items. TV Remotes, accent lighting, and smoke detectors all rely on batteries to remain operational. We will change these out regularly to ensure that guests are never left with an inoperable appliance, and that they remain safe and undisturbed with fully powered smoke detectors.

Air Filters

The leading cause of Air Conditioning issues is a dirty air filter. included in our monthly maintenance is the changing of these filters, to ensure your HVAC system is operating efficiently and effectively, and to save you the time and headache of remembering to do so. Additionally, by regularly changing these filters you will cut down on dust buildup throughout the home, leaving a cleaner property for your guests to enjoy.

"Nuts and Bolts"

Toilet seats, bunk beds, cabinet hinges, and door handles. All of these things get beaten up by constant, high traffic use from short-term rental guests. A common issue we see is these items becoming loose, and when not tightened back up promptly, will break. This leads to higher costs in having to purchase new items, and unsatisfied guests having to deal with a loose toilet seat, a shaky top bunk, or a sketchy door handle.

Proactive Savings

All of the items that we cover in our monthly maintenance program are things that will end up needing to be addressed one way or another. Unfortunately, a majority of these issues are unknown to hosts until a guest makes a complaint about it. We aim to solve that issue by routinely addressing common problem areas on a recurring basis, ensuring that hosts are able to be proactive in accommodating guests, instead of reacting to complaints they make.
